The Town of Waterford is conveying interest acquired in a certain parcel with improvements.  Bids are being accepted for the purchase of tax-acquired property at 586 Norway Road, shown as Lot 35 on Tax Map 64.  A certified check or money order in a sealed envelope marked “Tax Sale Bid” for the full amount offered will constitute a bid.  Minimum bid for this property is the total back taxes owed to the Town and legal fees associated with this transaction.  Bidders must submit bid on “Bid Form” which can be obtained from the Town Office at 366 Valley Road or here.
 
Bids must be received by 6:30 p.m. Monday, April 26, 2021.

General Conditions and Specifications:
The Town reserves the right to reject any and all Bids, to waive any and all informalities, to negotiate contract terms with the Successful Bidder, and to disregard all nonconforming, nonresponsive, or conditional Bids, or the Bidder is unqualified or of doubtful financial ability, or fails to meet any other pertinent standard or criteria established by the Town.
 
This property is sold as is and will be conveyed by Quit Claim deed without covenants.  Sale will not be subject to any other contingencies including that of a good and merchantable title without defects
 
The successful bidder will be required to sign a Purchase and Sales Agreement that will stipulate the following:
  • The successful bidder shall be solely responsible for taking any legal action necessary to remove persons or personal property from the property.
  • Building must be torn down and properly disposed of within 6 months of the date of this agreement, following all applicable laws and regulations.
  • All vehicles, trash, and debris located on the property as of the date of closing shall be properly disposed of within 6 months of the date of this agreement, following all applicable laws and regulations.
  • The winning bidder must provide security in the amount of $2,500 to the Town at closing which will be held until the Town Code Enforcement Officer has confirmed that the above conditions of sale have been satisfactorily met. If the conditions are not met, the Town may enter the property and remove the building and personal property and assess any costs of that work, in excess of the retained security, against the owner as a special tax.  Failure to comply with these conditions will also subject the owner to enforcement under the state junkyard law or other applicable statutes or ordinances.
